M&J Group complete re-roofing for DS Smiths

in 2016, M&J Group undertook a large roofing refurbishment project at DS Smith’s Featherstone site.

The project involved the temporary removal of a section of a roof, and re-roofing including a large amount of installation of new cladding.

All works were completed within 20 weeks; on time and on budget..

What are you doing about standing water on your roofs?

Do you know that just 25mm of standing water over an area of 10m2 adds a quarter of a tonne to the structural load!   Over time this will become exaggerated as the effect of the load will cause deflection of the structure.

Contemporary high performance waterproof systems provide significant improvements in the roofs performance and longevity with warranties of over 20 years not un-common.  However after refurbishment it is unlikely that the roof will be monitored for the effect of any additional imposed loadings cause by standing water.  Potentially jeopardizing the warranty.

It is also true that many retained roof sub-structures are classified as ‘Fragile’ under the HSE Guideline HSG33.  Who can calculate the long term effect on a super imposed load of a tonne of water every 40m2?

It is incumbent upon the Building Owner to ensure any roof refurbishment is signed off by the local Building Control Officer as part of the legislative Building Regulations : Part L regulations.   There is firm case history of projects not signed off as a direct result of concerns over the structural ability of the roof to withstand the super imposed load of standing water.

So what can be done?  The pragmatic solution can normally be found by specifying tapered insulation.  Insulation of course meets the first primary objective of the Part L regulations, but combine this with a bespoke tapered design which eliminates standing water on the roof and you have 2 solutions for the price of 1.   Good business, robust design!

ronald-mcdonald-house-birminghamM&J Group add to our already wide ranging and experienced “People Portfolio”, with the appointment of Glyn Theobald as our ‘FM and Framework Business Development Manager’. Glyn has a fresh perspective on our industry having worked Client Side and brings with him a broad range of experience, spanning heavy engineering, military, security and shopping centre operations management. The latter being his most recent role as Operations Director at the Grafton Centre Shopping Mall in Cambridge for Jones Lang LaSalle and over 20 years experience in the FM retail sector, handling multi-million pound projects.

M&J Group already have a strong client base in these sectors and Glyn will bring valuable experience in further developing these areas.  In particular we aim to assist our clients with establishing meaningful and well-structured long term maintenance plans, as part of our already established RAMP system (Roof Asset Management Plan), Glyn’s knowledge of how the retail sector operate PPM Service Charges and the like, will mean we can easily engage in the ‘FM-speak” and demonstrate how we can add value to these programs.

Beside his work life Glyn is an active sportsman.  A keen cyclist (qualified CTC mountain bike skills instructor), which is even more amazing given he has an above the knee leg amputation following an accident many years ago and is the only such disabled rider to have achieved this qualification.  He rides using a prosthetic leg known as the Bartlett Tendon Knee and is sponsored by the inventor Brian Bartlett.  Glyn extends his knowledge in this area regularly delivering seminars and riding courses to injured members of the Armed Forces and civilians alike.  His determination and aptitude will be a huge asset to M&J Group in so many ways and will enable us to extend our community offer further within existing sponsorships such as Teenage Cancer Trust.
