St Crispin Retirement Village

Project Overview

M&J Construction Group was appointed to undertake refurbishment works at St Crispin Retirement Village, a retirement village, built in 2006 and now forming a part of Housing 21’ portfolio of managed properties. The project addresses the structural decay and safety concerns in a residential apartment block, including compromised timber elements and a lack of fire coating on the terrace. Modern fire standards have been fully complied with.

Project Scope

The project was successfully completed between January 2026 to April 2026 and focused on the resident apartments and communal areas.

Key Works

  1. Full replacement of the decking
  2. Replacement of the timber joists
  3. Installation of timber noggins
  4. Clean terrace balusters with application of paint to top handrail
  5. Application of fire intumescent painting to all structural timbers
  6. Additional works identified on-site, including additional timbers required due to poor condition once opening works commenced

Challenges

  • Compliance – ensuring all fire treatments met stringent standards such as BS 476 or EN 13381.
  • Aesthetic Preservation – to do this, clear intumescent systems have been used to allow the natural appearance of the timber to remain visible while providing critical protection.
  • Decking Orientation – a structural engineer was brought in to assist with finalising the decking board orientation, anti-slip decking boards and structural supports across all relevant timbers.

Outcome

Life safety was enhanced through refurbishment works extending the evacuation window for occupants by slowing the spread of flames and preventing premature structural collapse.

The longevity of assets has been increased through the combination of structural replacement and protective painting which has significantly extended the lifecycle and reduced future maintenance needs.

Finally, the client has been provided with the necessary fire safety certification required for insurance and legal compliance under The Regulatory Reform (Fire Safety) Order 2005 – The Regulatory Reform (Fire Safety) Order 2005.
