M&J Construction Group was appointed to undertake refurbishment works at St Crispin Retirement Village, a retirement village, built in 2006 and now forming a part of Housing 21’ portfolio of managed properties. The project addresses the structural decay and safety concerns in a residential apartment block, including compromised timber elements and a lack of fire coating on the terrace. Modern fire standards have been fully complied with.
The project was successfully completed between January 2026 to April 2026 and focused on the resident apartments and communal areas.
Life safety was enhanced through refurbishment works extending the evacuation window for occupants by slowing the spread of flames and preventing premature structural collapse.
The longevity of assets has been increased through the combination of structural replacement and protective painting which has significantly extended the lifecycle and reduced future maintenance needs.
Finally, the client has been provided with the necessary fire safety certification required for insurance and legal compliance under The Regulatory Reform (Fire Safety) Order 2005 – The Regulatory Reform (Fire Safety) Order 2005.
